Travel inland just a little and Cyprus’s palette changes from the thirsty ochres of the coast to a lush green mosaic that cloaks the mountains. Travel through the dramatic scenery, with peaks rising to more than 6,000ft, and you are taken back in time to an older Cyprus, a world away from the cosmopolitan coast. Walking trails weave their way through the woods and forests taking in half- forgotten villages, glorious Byzantine churches and remote monasteries. And if you’re in Cyprus between New Year and March, it’s also possible to go skiing. Mount Olympus has 7 runs, so it’s possible to enjoy an afternoon on the piste before heading back down to the coast for some lively apres-ski.

Buying in Cyprus
Compared to many countries, the logistics of buying property in Cyprus for foreign nationals are relatively simple. Property ownership taxes are low, on average £75-£150 per year, depending on the value of the property. Capital gains tax is 20%, however the first £11,750 is exempt. There is no Inheritance tax and contrary to the risks inherent in the purchase of property in some other countries, Cyprus has never been involved in the nationalisation of any sector of the economy, nor in the expropriation of property owned by foreigners. This makes it a safe and secure country in which to invest your hard-earned cash. A further thing to bear in mind is the reciprocal social security agreement the UK has with Cyprus. Not only would those retiring there benefit from the glorious climate, and the lower cost of living, they would also take advantage of the lower rates of income tax, which are currently far more generous than in the UK.

The property market in Cyprus has experienced a boom in recent years and this is set to continue as the country realises the fruits of joining the EU. Prices are forecast to rise considerably in the next few years and even conservative estimates are predicting increases of at least 50% by 2008. Cyprus is, after all, only a small island and with the current high demand for property, empty land is vanishing fast, especially in prime locations on, or near, the coast. Accession to the EU has also seen the lifting of restrictions on foreigners owning property and this is forecast to lead to an increase in demand by 50%-100%, thus generating increases in both sale and rental values.

After Spain and France, Cyprus is the most popular destination for Brits looking to buy property abroad, and it’s not hard to see why. Property here offers great value-for-money and gross rental yields in Cyprus currently stand at 7%-10%, making it attractive as both a buy-to-sell and buy-to-let destination. Its position at the crossroads of 3 continents, Europe, Asia and Africa (it’s as near to Moscow and Bahrain as it is to London and Paris), will ensure a steady stream of both visitors and investors alike, all attracted by the rich and diverse cultural influences that make Cyprus what it is today.

Let me start today by asking you two linked questions:
 
Have you ever watched TV with the sound turned off?
 
Have you seen the ‘film’ that was made from a book you’ve read?
 
Now I don’t know about you but I usually find when I watch soundless TV - I can pretty much make out what’s happening – do you feel the same?
 
OK – so the knock ‘em down, bash ‘em up, run ‘em over movies are simple to decipher – there ain’t much plot anyway!
 
But – even the period drama has a rhythm of dialogue that can be detected from the actors’ mannerisms and facial distortions.
 
Flip Side: When we see a film we’ve previously vivid-magined from our reading – there are always actions, people and places we’d pictured so differently – true?
 
The imaginations thrown by just the internal sound of our own voices can be so real that it’s difficult to split them from reality.
 
Well our ears, whilst not the sensitive receptors flapped by the rest of the animal kingdom, can still suck up so much of the real meanings of speech.
 
So - next time you’re on the phone:
 
Close your eyes and watch out!
