Now here’s a real stunner. Such a fabulously clever idea I just know that the originator, Scott Kilbride, will be bowled over by the level of interest. Just take a look. In Scott’s own words:

GoodbyeWinterBlues.com is a new club with an innovative concept on worldwide holiday property ownership. The club is open to 100 like-minded property investors to become involved in what we believe will be a very exciting, fun and lifelong opportunity for all members.

The project manager is Scott Kilbride who served in both the police and the army for 26 years during which time he built up a small Buy-To-Let property portfolio. In 2001, whilst still serving, he set up a property management company (Propman Services) to manage his portfolio as well as those of friends, family and colleagues. Other services he provided included sourcing properties for forces personnel and other clients who were unable to find property themselves due to living overseas. Scott also formed another company in 2002 (B & K Property Investments) in which to hold an investment portfolio for friends and family. This company has bought several properties, land and timeshares over the last 2 years in the Bahamas, USA, Spain, Scotland and England.

Scott has now been out of the Army for a year and has spent much of that time ‘cramming’ as much knowledge and information on property as he could to come up with a plan to form a holiday property owners club. This plan he feels will not only be an excellent investment but will bring fun and enjoyment to all those involved.

How It Works
The plan is to get 100 members to invest £10,000 each into the club, thus allowing a lifetime 1% share in a minimum of 25 holiday properties worldwide. Each member will be issued with a club partnership agreement and certificate allocating their share. Scott will manage the project but the club will also require 2 volunteers to act as trustees so that the whole investment is totally transparent. They will be trusted to oversee all funds coming in and out of the business and all transactions will require a second signatory from one of the trustees.

The basic outline of the club is as follows:
Members invest £10,000 each for a 1% share.
Club Strategy - To purchase a minimum of 25 properties worldwide over the next 18 months, where we expect there to be significant capital growth as well as obtaining discount to market value and guaranteed leasebacks on as many properties as possible.

90% of the funds will be used as deposits; 5% will be held in a high interest account to allow for margins in rental shortfalls and any other unforeseen costs; and 5% used for running costs, project management fees, expenses etc of the club.
70% repayment mortgages will be taken out on each property where possible.

Each property will be rented out for a maximum of 44 weeks, leaving 200 weeks surplus on all 25 properties, therefore giving at least 2 weeks free use per annum for all members. In some cases certain properties may be rented out for shorter periods therefore allowing extra weeks to be shared equally amongst members. Each property will be able to sleep 6.
Rental income will be used to purchase further properties, assist in club running costs and make bonus payments back to members. It is hoped we will achieve an average yield of approximately 5% on a £2.5 million portfolio. As the portfolio grows extra holiday weeks will be allocated to members.

The first 20 properties will be bought in the following locations: Dubai, France, Caribbean, Morocco, USA, Australia, New Zealand, Spain, Italy, Cyprus, Croatia, Bulgaria, Slovenia, Turkey, S. Africa, Portugal, Canada, China, Greece and the UK. The members in a competition will choose the remaining five with prizes involving inspection trips to the countries chosen.
There will be a website and monthly newsletter outlining the clubs progress with the usual finance updates, photographs and competitions to keep all members involved. There will also be club get-togethers to allow us all to get to know each other as well as discuss ideas.

There will be an exit package for those members who might need to leave due to financial difficulty and members will be able to pass their share of ownership on in their wills.

It is forecast that the portfolio will grow to a minimum value of £10 million over the next 15 years, giving each member at least a £100,000 stake in the club. If funds allow it, two properties will be bought in the same location, particularly if they are off-plan and allow us to ’flip’ one of them, with profits then being divided between the members.
That is the basic plan, but of course the club will gladly take advice from its members on property locations, if they feel there are better opportunities elsewhere.
