* Net per year, including the two free weeks’ use valued at $4,060, is $30,172, or a 12.3% return per year on the $245,000 purchase price;
* Assuming 30% down, the purchase price with the appropriate ‘under construction’ discount will be $245,000 and the downpayment would be $73,500;
* 10 year mortgage payment ($171,500) at 8% interest would only incur an annual interest payment of $13,720;
* Net income per year is $26,112 and the two free weeks valued at $4,060 is $30,172, or a 41% return per year on the $73,500 invested (cash actually in);
* The $30,172 less the interest payment of $13,720 per year shall net $16,452 per year, or 22.4% based on the $73,500 invested (cash actually in).

The above figures do not include the annual capital appreciation, which has been between 10% and 20% per year over the last eight years. The current annual rental rate for an Ocean View one-bedroom unit in the Turks and Caicos Islands is $340. The above figures are based on $290 per night, or 15% less than the 2004/2005 annual rental rate.

2. The Mightest Oaks Grow From The Smallest Acorns

Jonty Crossick and I have been discussing the idea of forming a holiday property fractional ownership club. Aimed rather up-market, the club would own fully-serviced villas in the most amazing locations throughout the world, city centre apartments, a yacht for the exclusive use of members, an aircraft to ferry members to destinations, and all the others kinds of toys people want to take advantage of at holiday times, but without any of the associated management hassles. And … well, it would be a lot of fun for all concerned.
