Are You Maximising Your Portfolio? Make It Work For You, with BIF
On a daily basis, I take calls or receive e-mails from property investors who have built up substantial residential and/or commercial property portfolios. In most cases their existing portfolio has been financed by a combination of ‘buy-to-let’ mortgages for residential properties and uncreative funding from banks for commercial properties.

What I find strange is that the portfolio’s finance usually appears to have been assessed on the basis of individual property purchase rather than as part of a long-term investment strategy. A long-term strategy normally takes into consideration how large a portfolio the investor wishes to build, whether they’ll be using existing equity to support additional finance and what cash flow requirements the investor has. Other factors that need to be considered are: will there be a requirement to release cash, or could there be a change in strategy, for instance, purchasing property that’s in need of refurbishment rather than buying ‘off the peg’ investments?
The desire to retire abroad is becoming increasingly popular. If an investor is seriously considering this, or spending a significant amount of time out of the country, it could make sense to set up an offshore company through which future property investments could be made.

Once all these factors have been taken into consideration, it is time to analyse the portfolio and identify the best way to structure a funding proposal. At this stage I will take into consideration other factors as well. What are lenders looking for? What properties are they interested in? Are they happy with the different sorts of tenant in the portfolio? It’s always fascinating how certain lenders will not lend on properties that other lenders consider to good quality investments.
Taking all of these factors into consideration, I operate a portfolio analysis service where I review investors’ existing portfolios. After taking all of their objectives into consideration, I will then advise on a future funding strategy that will include recommending suitable lenders.
It’s a service that is proving to be immensely popular with investors who are frequently surprised by the amount of buying power I am able to leverage from their portfolios.
