£16m Items Go Under Hammer at Eddisons.

COMMERCIAL property agent, Eddisons, is preparing for its busiest ever property auction later this month when 111 lots, worth in excess of £16m, go under the hammer.

Taking place at Leeds United's Elland Road stadium on September 22, the firm believes the auction will better its record sale proceeds of £8,554,500, recorded during its Leeds auction on June 30, 2005.

"Despite predictions to the contrary, the auction sector has become even more buoyant during 2005," said Eddisons' auctioneer, Tony Webber. "House prices, and concerns about them, may well have remained in the news throughout the year, but we've actually found the residential investment market to be one of our strongest performing areas."

He added: "Admittedly investors are being a great deal more cautious over what they buy, but when it comes to the best properties bidding is stronger than it has been for some time.

"Tenanted homes, vacant premises that are suitable for letting and appear to provide the potential for a reasonable rental return, and residential properties in need of renovation are fast becoming investor's favourites."
Strong

He added that demand for commercial property had remained strong, with tenanted premises continuing to attract strong bidding due to the long-term and relatively safe nature of the investment.

Amongst the properties going under the hammer is St Albans House, Harehills Lane, Leeds.

The retail investment opportunity, producing a current annual rental income of £39,625 and with vacant first floor office accommodation with planning consent for change of use to 15 flats, has a guide price of £700,000 plus.

At the Auctions: Dublin Feast Of Art.

THERE will be a feast of fine period furniture and decorative arts at Dublin based Adams sale on Wednesday. Included are a number of very fine paintings and prints from various private collections including the estate of Dr. Michael Wynne, former Keeper of the National Gallery.

Lots include a number of mezzotints by Thomas Frye (1710-1762) and fine 18th century portraiture, also a number of miniatures including a pair by Filippo Castelli, 18th century Italian School.

Among the 100 lots of silver and plate is a meat dish by Paul Storr, estimated at €4,000 and a fine pair of sauce ladles by Georg Jensen. Bronzes include a very fine equestrian study by Isadore Jules Bonheur (1827-1901) entitled Horse and Rider which carries a high estimate of €20,000.

Classic cars

WILSON'S Auctions are having a Vintage and Classic Car auction on Wednesday when several interesting vehicles will feature incuding a 1937 Redfern Saloon Buick Convertible to be sold on behalf of an executor.

No doubt salesgoers will also be attracted to a number of others including a 1922 Citroen B2 Tourer, 1922 Morris Cowley, 1931 Morris Minor.

As Wilson's recent car registrations sale proves there is still strong affection for numbers. This was seen when £22,000 was paid for DEZ 1. Other fine prices included: AIG 1 £19,000, FNZ 1 £8,000, ENZ 10 £4, 500, WIL 40 £3,000, DEZ 100 £2, 600.

Irish art

GERARD McAfee holds his 12th annual autumn sale of Irish art in Ballymoney, also on Wednesday night. Around 120 lots with works from a wide selection of artists including Charles McAuley, GW Morrison, Markey, Tom McGoldrick and Ken Hamilton.

Around the sales

ROSS'S: a gilt and king wood lady's writing table made £280 while a similar price was paid for a set of three Denis Thornton oil paintings.
