Property Auctions Gain Popularity.
Auctions are becoming an increasingly popular way to buy
and sell property, with the top 20 commercial and residential
auctioneers seeing a 16% increase in property sold at auction
in 2004, at a total value of £3.38 billion, according
to the National Property Auction Index.
More people are turning to auctions to buy and sell property
because of the simplicity and speed of the process, with
deals agreed on the day. Auctions have become more open and
transparent, and often an ideal place to find competitively
priced properties.
Most buyers are currently private investors. Auction properties
for sale come from a variety of sources, including private
sellers, investment funds, government agencies (such as the
Met. police and the army) and banks. An increase in repossessions
also means there is more property coming up at auctions.
To accommodate the growing popularity of property auctions
The Royal Institution of Chartered Surveyors (RICS) have
published a new guide to help owner-occupiers, developers
or investors. It provides inside information on the auction
process from both buyers' and sellers' points of view, from
checking guide prices to proxy or internet bidding.
According to Richard Auterac, chairman of RICS' Real Estate
Auction Group: "Properties on sale at auctions are usually
available at a competitive price. Auctions also provide a
platform for open and fair competition between bidders. Once
the hammer comes down, neither the seller nor buyer can withdraw
and the process is completed within a set time - with no
danger of any link in the property chain breaking."

forefront of the property market they need to deliver a professional
service which responds to the changing needs of their clients."

information about auctions for buyers and sellers alike,
Rics has released a guide called 'Going once, going twice,

responds to the changing needs of their clients,” said
Auterac.
Some tips to make sure that you do not miss out on great
deals,
* Ensure that you are on the mailing lists of local auction
houses. That way you will be informed when anything of interest
comes up.
* Before committing yourself be sure to read Important Notice
to Bidders, the Memorandum of Sale and the general conditions
of sale provided by the auctioneer.
* If any property arouses your interest, arrange for a viewing
and clear all doubts about the said property.
* Once you are at the bidding, make a clear note of how far
you are prepared to go. There is nothing worse than buying
in haste and repenting later.
* Before you go to an auction to bid, it would be nice if
you could attend a couple without bidding.

Auctions: Portrait Collection on Show.
Lovers of art, music and literature will be flocking this
autumn to a display of more than 300 portraits of the most
prolific writers, artists and musicians of all time.
For four days only one of the most important private collections
of celebrity portraiture will be on view to the public at
Bonhams, New Bond Street, before the collection - in separate
lots - goes under the hammer on October 3.
It is the most extensive private collection of historical
portraits to come to auction in recent years, and will form
the first ever sale entirely devoted to portraits at an international
auction house.
Many of the portraits in this single-owner collection, which
has been compiled by the noted manuscript expert and collector
Roy Davids over the last 30 years, have been described as
the 'best' representations of the sitters.
The prime focus of this collection is the sitter, most of
whom are British and male. Seamus Heaney rubs shoulders with
Shakespeare, WB Yeats sits along side Byron while Dickens,
Hardy, Churchill and many other notables are represented
in this unique sale.
CHURCH SALE
AN antiques and collectables fair will take place in Hillhall
Presbyerian church Hall, Lisburn, on September 24.
The event will run from 10.30am to 4.30pm and leading antique
and collectable dealers will be exhibiting.
Fine porcelain, jewellery, postcards, Royal Doulton, militaria
and much more will be on offer.

THE GAME AUCTIONS BENTLEY FOR CHARITY
Hip-hop star THE GAME is donating his brand new customised
Bentley Continental GT to MORGAN FREEMAN's charity to raise
funds for Hurricane Katrina victims.
The rapper, real name JAYCEON TAYLOR, has donated his luxury
vehicle to Freeman's Charity Folks online auction to benefit
the American Red Cross Disaster Relief Fund.
The Game received the car, valued at over $225,000 (GBP125,000),
as a bonus from 310 Motoring, a high-end car customising
company, for a shoe deal. The shoe, which is set to hit stores
in December (05), is ironically named Hurricane.
A portion of the proceeds from the sale of each shoe will
go toward hurricane relief.
The Game's Bentley will be up for auction until Wednesday
(21SEP05).
Other celebrities who have contributed to Freeman's auction
include SUSAN SARANDON, GEORGE CLOONEY, DAKOTA FANNING and
BB KING.
