Every one has done it, yet that elusive
big win or even small profitable lotto win continues
to elude us all apart from the very lucky few.
It’s time to reduce the gamble;
it’s time to turn the odds in your favour.
The proven lottery system is now available
to all; reduce the risk by applying a simple mathematical
system.
The lottery is just one example of
where the betting and gaming industry takes advantage
of the Laws of Probability to disadvantage you, the
player.
But the Laws of Probability can also
work for you.

Montenegro Recommendation
Many people have been asking me recently for my preferred
estate agent in Montenegro. They are Adriatic Pearls, based
in Kotor old town. The firm is run by Marc Allenet, a thoroughly
nice bloke who’s an English ex-pat from Jersey. His
team consists of Dragan, Dada and Mio, all English-speaking,
and they know the lay of the land like the back of their
hand. And it’s the Montenegrin people in the team who
do the price negotiation, just so that you don’t get
taken to the cleaners as a foreigner (properties touted at
X% speedily come down to 40% less). Call them for details
of stock availability. They’re very, very good, and
as engaged by Jonty & Alise Crossick.

Reader’s Bulgarian Beachfront 20% Discount
+ Guaranteed Rental
Three off-plan units are available in Sunny Beach in Bulgaria,
one of Europe's current top investment spots. These units
were bought just under 12 months ago, but due to a change
in circumstances are now available for resale. The good news
for buyers is that they are for sale fully furnished, only
require a 10% deposit (less than £5k) and, will be
complete in time for rental summer 2006. The development
is called Marina Fort and is located right on the beach with
all the facilities you would expect in a 4-star complex.
This is a unique and sought-after location. The 68 sqm apartments
are on the first, second or third floors, and all have balconies
of at least 9 sqm. After an initial 10% deposit, the payment
plans are: December 2005 - 15%, June 2006 - 45%, June 2007
- 30%.
The price for each unit is €68,000. This is now €13,000
cheaper than an unfurnished one-bed apartment from the same
developer. This means you are buying at a 20% discount (when
considering the furniture) and only having to put down around £4,700!
Furthermore, the company, Bulgarian Property Management,
are offering a guaranteed rental income of €5,500 Euro/year
for each of these apartments.

Free London Networking Evening
Alan Forsyth, property investor, broker and regular contributor
to my media, has organised a free Networking Evening in London.
It’s this Wednesday October 5th at 6pm at the Pitcher
and Piano bar, at 200 Bishopgate.
There will be plenty of time to network with other investors
and Alan will give a brief presentation, with his thoughts
on the UK buy-to-let market, giving a few examples from around
the regions he targets, and how he sees the market over the
next 12 months. One of Alan’s contacts in the Baltics
is also over and he will give a brief introduction to the
markets out there, and 1-2 very exciting new ventures.
Hopefully this will be informative to all – the main
purpose clearly being to allow you to meet like-minded people
and investors, and exchange ideas and experiences.
The evening will be free … apart from the bar!
For reservations, e-mail alan@property-investment-tips.com
or call the office on 01276 510 348.

Pearl Assurance House, Bradford – 13.5% Discount
This development was previously marketed by Hepburn & Loveday
earlier in 2005, but had to be withdrawn pending adjustments
to the planning application as required by Bradford Council.
There are 4 one-bed and 6 two-bed apartments, spread over
the first, second and third floors of this building.
The development is being offered as a whole by the developer
at £1.39m (7,121 square feet at £195 per sq.
ft.), less a discount of approximately 13.5%, giving a net
price of £1.2m (net £169 psf). We believe that £195
psf is a fair market value for this development, bearing
in mind that prices in excess of £210 psf are common.
We understand that these apartments are stamp duty exempt.
Building completion is due in 4-6 weeks time. Obviously
in view of this timescale, the developer is looking for a
quick sale, thus a very good deal for an investor who can
move quickly.
Our original information about this project is available
at the following link: http://www.hepburnloveday.co.uk/ebrochure/bradford/pearl.pdf
Our sourcing fee for this development is 2% + VAT, payable
at exchange of contracts.
