Hot New Zealand Properties, New Off-Plan In Spain, Speedy Conveyancing Search Reports, & Ground Floor Syndicate Buy-In

It’s Peter Parfait, with further selected, well filtered, investigated and recommended property opportunities and services for you.

The first is courtesy of Mark Sawyer of The Property Association. Mark explains:
Hot New Zealand Properties With Excellent Returns In A Rising Market
Beside the Parliament building in the central business district of the capital Wellington, we have an excellent investment opportunity come up with just 6 apartments (floors 6-11, overlooking a park), 1 and 2 beds from only £80,223-£119,850 including full a furniture package, no stamp duty, no capital gains tax and a generous rental guarantee of 8% for four years. In the last 2 years prices have risen in Wellington by 29.7% and, over the last 3 months alone, have increased 6.8%. It is possible to buy into these great investment opportunities now for just a 10% deposit and completion is not until December.

We also have just a few Sofitel Hotel Apartments left, in the very popular Queenstown resort, where prices have been risen a staggering 73.6% over the last 4 years, averaging out at 18.4% per year. Huge increases are still expected as the government predicts 48% more in visitors to Queenstown over the next 4 years, and there will be a shortage of accommodation. The Sofitel apartments also have a 5% guaranteed rental for the first 3 years and start at a very reasonable £180,000, plus all come with stunning lake and mountain views.

Tourism has now become the number one industry in NZ taking over from farming, and at present is receiving about 2 million visitors per year, but has the potential to attract over 4 million over the next decade. The Economist magazine has recently ranked New Zealand top on a list of global house price rises, with Australia running second with a 17.9% increase in the year to March, compared to New Zealand's 22%.

And now details of an exciting new FSA-regulated property syndicate headed by a superb, reliable and innovative team where investors can get in on the ground floor for as little as £5,000.
Have We Got News 4:you

A new property investment company, launched by Chris Howard, Bill Ryan, Nick Rampley-Sturgeon, Andrew Reeves, plus a team of other experienced property investors, is focusing on the increasingly apparent opportunities presenting themselves in Europe. The company is called 4:you Property Partners plc - or 4:you for short.

European Opportunities
We all saw what happened to Ireland after it joined the European Union a few years ago: it simply boomed. With a number of Eastern European countries having joined the EU on 1st May, the 4:you team believes that this kind of expansion will be repeated and reflect in each country's property market.
4:you constitutes a broad portfolio of investments in a number of countries, ranging from the established property markets of the UK, Spain, Portugal and France, to the emerging markets of Hungary, Poland, the Czech Republic and Cyprus, as well as those in the Baltic States of Latvia, Lithuania and Estonia.
By building close relationships with joint venture partners in each country, 4:you is able to capitalise on the opportunities presented, without over-stretching its resources. Their strong team consists of a dozen people, but Chris, Bill, Nick and Andrew are at its heart. They intend that effective international networking, with a win-win ethos pervading everything they do, will be at the heart of their future success.

Making Things Easy For The Investor
4:you is one solution to the problem which many property investors have. Namely, how to take advantage of the opportunities presented by these new markets, without taking large amounts of personal time to conduct research, understand the local property laws, figure out who to trust, do due diligence and find ways of communicating in what may be an unfamiliar language.

Bill Ryan, 4:you's Investor Relations Director, puts it well. "Time is people's most important non-renewable resource," he says. "Many investors aren't necessarily passionately interested in property for its own sake; rather, they're trying to solve the problem of what to do with their capital. The more traditional financial instruments of the past - pensions, the stock market, bank interest rates - have recently been disappointing and investors want to find a safe and profitable place to invest their money." And invest their money is just what investors can do in 4:you. It's designed to be a user-friendly, one-stop-shop, where an investor can have a piece of what looks to be a lot of action by buying shares in the company.

A Strong Team
The team is solid, experienced and ambitious. Nick Rampley-Sturgeon will be well known to many readers through his ‘boot camps' and personal coaching programmes. As many readers may be aware, Nick is also the author of the best-selling book "Buying To Rent: Your Guide To Financial Independence". Andrew Reeves has worked in the London property market for over 20 years and has significant expertise in helping investors acquire their own buy-to-let portfolios. He has recently expanded, equally successfully, into the Spanish market. Last, but not least, Chris Howard and Bill Ryan will be known to investors from the last three years they have spent as directors of Property in Britain.

The Future: An Opportunity For Everyone At Just £5,000
The immediate future presents an opportunity for to get involved. While there's nothing to stop one from investing £100,000 or more, they've set their entry level of investment at merely £5,000. They explain that they've already had enormous amounts of interest and have just published their prospectus. Their contact details are below, for any readers who would like to get involved at the ground floor of what could be a really outstanding opportunity.

In the more medium-term future, the company intends to float on AIM or OFEX and may be looking further afield than Europe. Bill Ryan says: "We're looking at other property markets which very few UK investors have investigated yet." Where are they? "South Africa, India and China", he says. "And after that, who knows?"

The Benefits
The benefits of the 4:you approach are that there's a ready-made portfolio of investments, spread across 13 countries, which an investor can be a part of for a very modest amount indeed. If you're genuinely pushed for time, or are unable or unwilling to embark upon the sometimes tricky journey of investing directly in European property, this could be for you. It's one way of indirectly spreading one's investment across a broad portfolio, without having to be wealthy already. The portfolio embraces both mature and emerging markets, so there's something that may appeal to everyone.

The Positive Club

There was once a king who had a little boy
whom he loved very much, and whom he took
a deal of pains to make happy.

He gave him a pony to ride, beautiful rooms
to live in, pictures, books, toys without
number, teachers, companions, and everything
that money could buy or ingenuity devise;
but for all this, the young prince was unhappy.

He wore a frown wherever he went, and was
always wishing for something he did not have.

At length a magician came to the court.
He saw the scowl on the boy's face and said
to the king: "I can make your son happy,
and turn his frowns into smiles, but you must
pay me a great price for telling him this secret."

"All right," said the king; "whatever you ask,
I will give."

The magician took the boy into a private room.
He wrote something with a white substance on
a piece of paper. He gave the boy a candle,
and told him to light it and hold it under
the paper, and then see what he could read.

Then the magician went away. The boy did as
he had been told, and the white letters turned
into a beautiful blue.

They formed these words: "Do a kindness
to someone every day."

The prince followed the advice, and became
the happiest boy in the realm.
