It’s Peter Parfait, with further selected, well filtered, investigated and recommended property opportunities and services for you. First of all, here’s very interesting news from Mark Sawyer of The Property Association:
-------

Profit Protection And Wealth Management, In The Most Unlikely Of Places … A Very Hot Property Location!

Always in search of the ultimate property investment, The Property Association has been taking a close interest in the tax-free state of Dubai. Property values in Dubai have increased by a staggering 40% over the last year and a huge building programme of dynamic proportions is under way. This is quietly making a lot of people very wealthy indeed. Mark Sawyer, Director of The Property Association had this to say:

I am very excited about what I have learned about the Dubai property market and I’m personally taking full advantage of this new world hot spot.

Despite our work to date, offers of Dubai property made to TPA have yielded disappointing support from those concerned. So we took one step back in order to locate a first-class deal supported by a resident Dubai company. A top class company, employing highly-educated English-speaking Directors: experts, who fully understand their country of residence and, as ex-pats, also appreciate the needs and desires of the UK investor; a rare combination of skills, which is not always easy to find in the world of property.

Thanks to their efforts and co-operation, we are pleased to offer our members a unique deal with up to 90% mortgage facilities (subject to status) and a built-in 'Profit Protection and Wealth Management Plan'. Now, what does all that mean to you?

Well, as we all know, disposable profit is always increased when tax liability is reduced. Suffice it to say that a Dubai offshore company is not liable for UK capital gains tax on the profit from the sale of Dubai investment property. However, a private individual residing in the UK, who incurs a gain on an investment property in Dubai, is liable for UK capital gains tax. Therefore, the offer we have secured includes your very own offshore company and bank account. Dare we say 40% instant equity? Perhaps that would be a little presumptuous, but the idea does prompt some thought. Let's face it, if capital gains tax was abolished, we would all be 40% better off (in equity terms) on disposal of our investment property. So why not explore such avenues?

Now before you panic (as I first did), with images of camels, dusty tents, oil wells and arid deserts, let me give you a little background to Dubai:

Dubai is a very liberal (alcohol is legally and freely available) and is an oil rich Gulf state that has reinvested its oil wealth to produce a balanced economy. The oil sector now comprises only 20% of the country’s Gross National Product with the balance being dominated by financial services, tourism, manufacturing and trading activities. Dubai has rapidly become a vital real estate hub and is considered by many westerners as their home. Dubai attracts millions of tourists every year with its sunny skies, blue sea and 5-star services and amenities.

Renowned for traditional Arab hospitality, state-of-the-art infrastructure, superior living standards and endless opportunities, Dubai is a classic hot-spot. Amongst the emirates that form the UAE, Dubai has positioned itself as the “commercial hub of the region”. The largest man-made seaport in the world, one of the biggest airports and up-to-the-moment logistical facilities have all been instrumental in creating Dubai’s enviable status.

The emirate offers one of the safest and most secure living environments in the world. Coupled with this, world-class educational and healthcare facilities also make Dubai an ideal place to raise a family. International Air Show, International Motor Show, Powerboat Racing, Desert Classic Golf, Dubai Tennis Open, Dubai Shopping Festival, Dubai World Cup sporting the biggest prize money for horse racing in the world, Dubai always has something to keep itself in the limelight.
No wonder over 300 of the Fortune 500 companies have a corporate presence here. In fact, over 2,200 companies have established their business base in the Jebel Ali Free Zone, including 27 international banks, which have established trading operations or regional headquarters. These companies are enjoying the benefits of the Free Zone and Dubai.

Jebel Ali Free Zone Dubai represents a unique opportunity in the offshore world today. It has a number of key advantages over other locations which, when combined, provide clients with the most confidential and secure offshore solutions available anywhere. Dubai is a country with no taxes or any sort and no tax department or Inland Revenue. It is hard to believe that there are no filing of accounts in any form, or a Companies House, no taxation information exchange agreements with other countries and no public record of Directors and/or shareholders.

With a clear vision of its future, Dubai presents great potential for progress and promises an exciting future. Some of the most ambitious projects in the region, such as the Palm Islands, the World Project, DubaiLand (10 times the size of Disney Land), Sports City (the world’s biggest and most amazing sports venue), not to mention the tallest tower in the world, are all taking shape in Dubai.

Dubai has a state-of-the-art banking system to service its wealthy indigenous, expatriate and offshore clientele. Dubai provides banking privacy that is better than Switzerland, and a lifestyle which is better than Monte Carlo. It has become the new playground for the rich and famous. Property developments of staggering proportions include The Palm, two man-made islands, which will house 80 hotels and several thousand residential units. These, combined with the first 7-star hotel in the world, have made Dubai the location for high net worth individuals to live or own property. A highly flexible and fully confidential banking system is geared to the requirements of international investors.

However, you don't have to be rich or famous to buy property in Dubai and it is very simple to do so. Here is a summary what The Property Association has to offer:

A beautifully designed building in a first rate location, with freehold title.
Absolute luxury finishing: Quality Italian tiles, first-class cookers, flat screen TV's etc, and a full furniture package included.
The very best prices available, starting at under £70,000 and as low as £92 per square foot.
A 10%, 20%, 25% deposit option, with up to 90% mortgages (subject to status), interest-free for the first year.
Free 'Profit Protection and Wealth Management Plan', along with a Resident Permit.
Fully assignable contracts over a 24-month build programme, so you can profit before you complete.
Their lowest ever Arrangement Fee.
Only £2,675 is required to secure a property plus 10% deposit within 21 days.
TPA have prepared a comprehensive e-brochure presentation, which not only covers the property, but also details the 'Wealth Protection and Management Plan'. We think you will be both impressed and enlightened.

A 15% Discount In Manchester

If you know anything about city centre values, this opportunity is sure to grab your attention.

In what the promoters say will become a future landmark of Manchester, The Property Association is delighted to offer an exclusive opportunity of fifteen 2-bedroomed apartments in the Albion Mill development, being built on the intersection of Pollard Street and Great Ancoats Street. The site is approximately one mile from the City Centre and is being developed to the highest standards possible including car parking, hard & soft landscaped areas and a substantial water feature. A further specific feature of this development is that the two-bedroomed units incorporate an en-suite bedroom giving two people sharing, a bathroom each.

TPA has negotiated a 15% discount on these apartments producing net pricing of £149,000 per unit, an amazing £208 per square foot. Exceptional pricing for Manchester, where the average value in the City Centre is now £275 per square foot. Instant Equity is at least £26,500 and completion is around spring 2005, alowing time for further growth. Contracts are fully assignable.

Car parking is available at £15,000 net, which is also very low for Manchester. Current Rental Values for these units are in the region of £750 - £800 per month.

Villa Owners – Now Is The Time To Present Your Property Professionally, Online

Villa owners across Europe are rapidly realising that their guests use the internet all the time to source their holiday accommodation. If you’re proud of your villa, wouldn’t you want your prospective guests to see it in its best possible light?
An iPIX 360° virtual tour from Villa Virtual Tours (http://www.villavirtualtours.co.uk ) allows your prospective guests to step inside your villa and explore your property through the Internet from anywhere in the world at any time of day. They can view the whole 360 degrees of any room or outdoor scene - up, down, left and right - it's the closest thing to actually being there. But don’t take our word for it, simply visit http://www.villavirtualtours.co.uk and have a look for yourself.

Villa Virtual Tours will provide all the code to link from your website to your virtual tour. Not got a website? Don’t worry - they can also place your villa on www.villavirtualtours.co.uk and you can direct your customers there. Finally, they can also provide very cost-effective, self-updateable websites if you are interested.

So how much will it cost and when can it be done?

A full tour of your villa and grounds is charged at the equivalent of one week’s rental at peak season prices – so if you charge £500 per week in August, that’s what your virtual tour will cost, irrespective of number of images (though the service does attract VAT). There is some flexibility on price for more expensive or luxurious properties – just ask. There’s nothing extra to pay, costs include all expenses and Villa Virtual Tours operate worldwide, though initially they are concentrating on southern Spain and the Algarve.

Their next trip is to Costa Del Sol on Sunday September 12th for three weeks and places are rapidly filling up – please be sure to book your place soon. As a special offer to my readers, just mention you first heard about Villa Virtual Tours from Peter Parfait and they will reduce their prices by a further 10%. So please visit their website at http://www.villavirtualtours.co.uk to get the complete picture, and then call 0845 490 0293, e-mail dave.burton@villavirtualtours.co.uk or contact us via the website to book your place.

I trust that these updates continue to assist with your property investment success.
Best regards,
Peter Parfait

The Positive Club

The Duke of Argyll, walking in his garden,
saw a Latin copy of Newton's "Principia" on
the grass, and supposing that it had been
taken from his library, called for some one
to carry it back.

Edmund Stone, however, the son of the duke's
gardener, claimed it. "Yours ?" asked the
surprised nobleman. "Do you understand geometry,
Latin, and Newton ?"

"I know a little of them," replied Edmund
"But how," asked the duke, "came you by the
knowledge of all these things?"

"A servant taught me to read ten years since,"
answered Stone. "Does one need to Know anything
more than the 26 letters, in order to learn
everything else that one wishes?"

The duke was astonished.

"I first learned to read," said the lad;
"the masons were then at work upon your house.
I approached them one day and observed that
the architect used a rule and compasses,
and that he made calculations.

I inquired what might be the meaning and use
of these things, and I was informed that there
was a science called arithmetic. I purchased
a book of arithmetic and learned it.

I was told that there was another science
called geometry; I bought the necessary books
and learned geometry.

By reading I found that there were good books
on these sciences in Latin, so I bought a
dictionary and learned Latin.

I understood, also, that there were good books
of the same kind in French; I bought a
dictionary, and learned French.

This, my Lord, is what I have done; it seems
to me that we may learn everything when we know
the 26 letters of the alphabet."
