New Service: Property Investor Networking Evenings
Anyone who has attended one of my Conferences over the years will no doubt have benefited from the soirees that we have enjoyed during the evenings. For those who haven’t attended, the order of play has been a series of lectures throughout the day presented by top professionals in their field, followed by relaxed and informal get-togethers afterwards. These socials have proved to be great events, where readers mix and chat and discuss with each other all manner of property investment topics. Lasting and lucrative partnerships have been formed (I know; you’ve told me!), exceptionally valuable advice has been exchanged, and lots and lots of business has been achieved. They really have been amazing fun, instructive and wholly rewarding.

And so we thought: why not organise a simple social event, a networking evening for the benefit of readers, to which anyone can attend. We’ll hire the upstairs room of a pub somewhere, people can buy their own drinks (to keep costs down), we’ll lay on a couple of interesting 10-minute-speakers to punctuate the evening with some wise words of guidance and advice, and simply allow readers to interact and network with each other, and also meet and greet contributors to the newsletters. A sterling idea, or so everybody says.

Thus, our first Property Investor Networking Evening will take place in central London on Monday the 4th of October at a venue in central London. Entry will cost a tenner (£10), just to cover room hire costs, speakers’ transport, administration charges and the like (it will be a non-profit-making occasion), and people will be at liberty to wander in and wander out as suits their schedule. We’ll start at 7pm (just after the congestion charge finishes) and go on until we’re thrown out, possibly unceremoniously. Numbers will have to be strictly limited (to suit the room space) and attendance will be allocated on a first-come first-served basis. If this event proves successful, we’ll hold more (perhaps monthly) and consider arranging similar events in regional centres around the country.

All you have to do if you want to attend this inaugural occasion is register by sending an e-mail to network@peterparfait.com. For administrative ease and to keep costs down, only e-mail registration will be possible.
So, to re-cap: our first Property Investor Networking Evening will take place at 7pm on Monday October 4th in central London (the location will be sent by e-mail). Anyone is welcome to attend, but numbers will have to be limited, so send an expression of interest to network@peterparfait.com without delay. Entry will only cost £10. The 10-minute-speakers on September 4th will be Jonty Crossick of Ready 2 Rent and a second property professional of equal calibre.

And now a letter from a reader with an interesting mortgage offer. I can vouch for this, because it has just come across my desk, but it may be of further interest for your follow-up:

Really Low Mortgage Facility of 3.3%

Peter,

I have been a subscriber for over a year now and congratulate you on a very informative publication.

I am a mortgage advisor by profession and have just come across a fantastic mortgage which allows me to benefit from an incredibly low interest rate (3.3%) with the ability to release 75% of the equity in my home for the purpose of property investment, 'without income verification', and I thought some of your other subscribers would benefit, similarly.

The huge selling point of this mortgage is the ability to qualify without income verification. This is not the same as falsely disclosing your income, which is something I could not recommend. This company feels that as long as there is a 25% equity retention, their loan is not at risk and therefore they don't bleed the customer to prove he can afford it. How many more people would be able to join the ranks of the property investor if they had access to the equity in their homes, without all the normal hassle?

I have already earmarked some of this cash for a property I have just bought in Portugal, but the remainder will go into a savings account returning me 5.5%. From here it is instantly available for me to use as various oppotunities arise. The only downside is that the company offering this deal has a limited supply of funds so anyone wishing to take advantage would have to move very quickly,

And here’s a note from a innovative finance company that I can highly recommend to you, as they have provided such an truly excellent service to so many of my readers over many years:

Residential Portfolio Finance
Business & Investment Finance specialise in unlocking equity within residential portfolios and providing facility lines to increase the size of portfolios. Many property investors with residential portfolios are equity rich and cash poor. This scenario reduces the ability of the investor to increase the portfolio at the pace they want to move at. Traditional high street lenders focus on lending a percentage of the value of the property, which does not allow the investor to achieve the results they want. Business & Investment Finance have negotiated with lenders to set up facilities normally available to large property companies.

The Portfolio Facility - The portfolio facility treats equity within a portfolio the same as cash and, under normal circumstances, allows investors to borrow three times the equity contained within the portfolio. Any existing mortgages need to be re-financed and the balance is set up as a pre-approved facility, thus enabling the investor to buy properties up to its limit with 100% funding. The facility can also be used to provide 100% funding of any refurbishment costs associated with the portfolio.

The benefit to investors is the knowledge that the funds are in place, enabling them to move with speed and leading to opportunities to buy properties at a discount to valuation. It also removes cash flow problems typically associated with refurbishment work.

Once the initial facility has been spent, it is possible to set up a new facility, if value has been added to the portfolio through upgrading the properties, or through an increase in market value. For example:

Portfolio valuation £1,500,000
Existing mortgages £500,000
Equity available £1,000,000

New portfolio facility: £500,000 re-finance of existing mortgages; £2,500,000 new portfolio facility to purchase and refurbish properties with 100% funding. The portfolio valuation once facility has been spent is £4,000,000.
If refurbishment of the properties had increased the portfolio value to £4,500,000, it would be possible to set up a further portfolio facility for £1,500,000. There are several versions available: if this example does not work with your portfolio, one of the other versions may be more suitable.
