Distress Sale Opportunity – Short Deadline - £55,000 Discount
Due to a change in personal circumstances, I am instructed by my client to find a suitable buyer to take over his contract on a 2-bed apartment. It is part of a 72-apartment development with 5 retail units at Trinity Gate, High Street, Guildford. The building includes a swimming pool, Jacuzzi, gym, sauna and steam room for the use of residents. The developer has now indicated that they expect to be in a position to serve notice to complete in early February, hence the need to move quickly.
The developer is granting a 999-year lease, with an initial ground rent of £200 per year, at a off-plan discounted price of £360,000; contracts were exchanged in October 2002. I understand that an identical flat is on the market at £400,000, but due to the tight deadline my client is willing to assign his contract at a price of £345,000. He has paid a 5% deposit and so is able to ‘fund’ a sale at this level by losing the bulk of the deposit.

People who who bought their council homes in the 1980s are being asked to get in touch with a Channel 4 documentary team to tell their stories. The documentary is set to mark the 25th anniversary of the ground-breaking ‘Right-To-Buy’ housing policy brought in under Margaret Thatcher in 1980 which gave all council tenants the right to buy their homes for the first time. Associate Producer Michelle Crowley said: “We want to find people who bought their council homes in the 1980s and have reaped the benefits. The 1980 Housing Act was life-changing for some people who used the purchase of their council house as a springboard to begin building up a property portfolio or start a successful business. It's those people we'd like to talk to”.

“chunk, chunk, chunk, chunk, chunk!”
 
On Wednesday 12th 12.53 pm. I was driving back from a meeting - and listening to a fascinating programme on the radio (of course - only as I was changing the CD of the audio learning program I’d been listening to!!). It was all about The Royal Mint – the place that makes all the coins of the realm in the UK.
 
In the background of the interview a machine was chunking out one pound coins at the rate of about 150 a minute.
 
Chunk, chunk, chunk, chunk, chunk!
 
That’s 9,000 pounds an hour (approx. 18,000 dollars these days)
1,512,000 per week – 78,624,000 per annum
 
Oh – what would you and I give for one of ‘those’ machines?
 
Well…
 
My mind (it says some great stuff to me, sometimes!) said, “Hey Peter; are you concentrating ‘just’ on your front line income or are you really taking enough action on the secondary and tertiary income streams as well?”
 
It’s easy isn’t it - just having our focus on the main river of income that we generate by often - swapping time for money.
 
The challenge with that is – we run out of the former before we have enough of the latter!
 
It makes a great deal of sense to enjoy a series of smaller streams that can join the main river and send – a mountain of water gushing towards your bank account.
 
Chunk, chunk, chunk, chunk, chunk!
It’s a bit of a mixed metaphor – but you know what I mean.
 
Possibilities:
 
Residual income from previous actions - perhaps even royalties from previously written material
Rental streams and real estate
Stocks and shares
The Internet – maybe selling on e-bay
Having agents or representatives
Earning a commission from introductions
Referral systems
Who knows?
The list is truly endless!
 
So perhaps the question is:
 
How can you create a money-making machine that ‘chunks’ out money just like the Royal Mint?
 
Chunk, chunk, chunk, chunk, chunk!
 
Chunks it out whilst you’re sleeping, playing, eating or lazing on a beach!
