For a good while now, I’ve been hunting for a development that will satisfy all my readers’ requirements. I know that some of you are seasoned professionals who take advantage of many deals all over the UK and abroad on a regular basis, flipping some for profit immediately, perhaps holding a few for gains on completion, or long-term for rental income and capital growth, and generally portfolio building. Well, I really believe that I’ve sourced something for everyone: an off-plan opportunity in a glorious part of Spain that only requires a £200 deposit to secure a 15%-20% guaranteed discount, that you can suck-and-see without commitment, and yet has the potential, should you so desire, to realise profits in the region of £55,000 (average 30%) per unit over a 2-year build period. And … combine this with a developer of great integrity, through a hugely respected broker who’s offering a one-stop everything-handled-for-you package, and you’ve got altogether a somewhat irresistible recipe.
Of course you can turn it down. But I don’t see why on earth you should want to. Here’s the deal …

Introduction
With holiday programmes back on the box and property shows whetting our appetites for second homes overseas, the timing seems just perfect to announce this tremendous deal from Terry Walker at PropertyInSpain.net. The Proposal
‘ Altos La Nucia’ will be a new luxury hillside development overlooking the Bay of Altea and the Bay of Benidorm on Spain’s upmarket Costa Blanca. This is the first phase of developments approved for the foothills of the famous Puig Campana Mountain (and remember that ‘first phase’ purchasers always make the greatest returns). Built as a series of small communities, buyers will be able to choose between apartments, villas, townhouses and penthouses, all with panoramic sea views, communal swimming pools and fantastic leisure facilities. All this is designed to carefully blend in with the unspoilt mountain scenery and take advantage of the expansive bay views and quiet, peaceful surroundings.

Location, Location, Location
The Costa Blanca is one of Spain’s premier holiday destinations. It enjoys 320 days of sizzling sunshine a year and boasts Europe’s most popular sun and sand resort, Benidorm, famous for its wide golden beaches and blend of old and new town. Derived from the Arabic word 'Althaya', meaning 'health to all', Altea has a very definite up-market atmosphere. This is reflected in the quality of the shops and restaurants that line the road that ambles down through the town towards the seafront. From here small and beautiful coves and beaches extend along the coast.

It’s a town steeped in history and has been a popular haunt of painters, writers and bohemians ever since it was restored by a group of artists back in the 1950s. Here amongst the narrow, cobbled streets, white houses, orange trees and geraniums you'll find painters, potters, sculptors and many more traditional craftsmen's studios, shops and boutiques. The town has even seen the recent addition of the new University of Culture and Fine Arts and with a stunning new concert hall it is fast becoming known as the cultural capital of the Costa Blanca. Popular with tourists due to its close proximity to gorgeous beaches (and therefore perfect for lettings), Altea has managed to retain its original charm and unique character.

The towns of Polop and La Nucia sit on the orange covered hillsides nearby. Their peaceful and unhurried atmospheres are a world away from the hustle and bustle of more traditional resorts. Polop has changed little in its appearance over the centuries with narrow cobbled streets and white washed walls, whilst La Nucia, a beautiful and peaceful village, has added improvements to its infrastructure and public buildings as the numbers of foreigners choosing to reside here increases.

Attractions
As well as the obvious sun, sea, sand and Sangria, this part of the Costa Blanca is becoming increasingly well known for the Sierra Aitana Mountains and the attractions that they offer. Thousands of sun worshippers gaze up at these mountains from their beach resorts. Yet they are one of the most spectacular natural beauties in Spain and central Europe, with peaks rising to more than 5000 feet above verdant olive and orange groves. Puig Campana, the second highest peak, and on whose foothills the Altos La Nucia development will be built, is well known and enjoyed by climbers and walkers alike. Visitors come from far and wide to test themselves on the spectacular climbs or to simply enjoy the ancient footpaths that wind their way through the groves and fields of almond trees, passing by the long-abandoned fincas, where the scent of oranges, thyme and rosemary fill the air. Persevere to the summit and you’ll be rewarded with the most spectacular and contrasting views. Unspoilt tree-clad slopes to the north, the ancient Valle de Guadalest with its castle to the west and to the south, the sun-baked slopes overlooking the sparkling Mediterranean Sea and its white sandy beaches. The difference in the landscapes is quite amazing and sums up just why this part of Spain is such a popular destination.

Sports Galore
If it’s a more leisurely type of walk that you’re after, then the Costa Blanca is, without a doubt, a golfers’ paradise, boasting more than 15 courses all within easy reach. Designed by top professionals and playing host to regular tournaments, there are a variety of styles to choose from. Enjoy the stunning palm-fringed coastline courses or test your handicap on the rugged mountain terrain. Whatever your choice, there’s something for everyone. Tuition and golf academies will help you fine-tune your swing, whilst the many driving ranges and practice greens will build up your confidence before you even set foot on the course.

Water sports are also extremely popular for visitors to the Costa Blanca. With waterskiing, parasailing and windsurfing all available in nearby Calpe. Scuba diving, snorkelling and other sub-aqua sports are popular around the rocky headlands and across the bays, and Altea itself has one of the regions most famous sailing clubs, renowned for organising important nautical competitions and regattas.

What, Where And When?
This first phase of apartments, penthouse, townhouses and villas at Altos La Nucia will be offered exclusively to you on a special pre-launch promotion. This pre-launch price represents an effective discount of between 15% and 20% on real current valuations. This will be shown at the full official launch a few months from now.

Apartment prices will start from £103,000 (€150,000), and there will be spacious townhouses and villas on 500 square metre plots that will also be discount-priced for this pre-launch offer. The £200 reservation fee gives ‘early bird’ buyers first choice of property, location, orientation and floor level, a full 60 days ahead of general release. Buyers will be issued with sequential take-your-pick numbers and if they do not like their property selection they can choose another or have their

The Property Benefits

Experts are forecasting a 24% increase in equity between March 2005 and March 2007. If you were to purchase the most reasonable priced apartment or townhouse, assuming a 20% discount to market value, and it realised capital growth of 24% during construction, we calculate that you would be sitting on a profit in excess of £55,000 by the time your apartment is completed. Now, not even the most bullish investors in stocks and shares are going to be able to match that kind of return over a 2-year period. How Can The Company ‘Guarantee’ The 15%-20% Discount?
That’s simple. Even easier than judging the development against local comparables, as is often the case. This venture is Phase 1 of 7 phases, which will include fabulous communal pools, gardens, restaurants, shopping facilities, entertainments, relaxation and sports. You can see the size of the site from the adjacent aerial photograph. The reason the developer can guarantee the discount for you now is purely because when they start to market the later phases, the units of which will be identical to Phase 1, they will be increasing the prices by between 15% to 20%. Thus, the villa that neighbours yours may well have cost its owner a fifth more (better just to keep it to yourself).

Too Good To Be True?
It may seem that way, but this deal has been put together by what could be considered to be nothing short of an ‘A-Team’ in property development circles with all contracts and paperwork subject to independent legal scrutiny.
It’s … very good. The best we’ve seen. The best team, the best builders, the best broker, mortgages, re-sales etc. Everything is in place … and you are first to hear about it.
The only downside? There are a limited number. You must act fast.

“The smiling old lady”
 
I know a smiling old lady, who says she has made
it a life habit to expect, every morning when she
awakes, to have a glorious day.

She says she looks toward the coming day as she
would toward a journey she was taking, and she is
always expecting some new delight, some wonderful
experience.

She says that the very thought that the day holds
beautiful things in store for those who expect them,
for those who believe they are coming to them, has
been a constant inspiration.

It has helped to bring her the very things she expects.

If we want to be happy, we must hold the mental
attitude which will produce happiness. If we want
to be strong, we must refuse to harbor these forebodings,
these pet superstitions, these haunting fears which
weaken us.

We must flood our minds with such a current of faith
and courage and expectation, that there will not be
room for the negative thoughts.

We must march straight ahead secure in that faith
which casted out fear.
