Property News

Hi,
It’s Peter Parfait here, from HPA/PAN/Booksender.com, with a further selected and filtered property opportunity for you.
This time from Xavier International, who come highly recommended, and they’re offering 15% instant equity:

Focus On Southern Cyprus - With 15% Instant Equity
The Jewel Of The Mediterranean

As well as being one of the Mediterranean’s premier holiday destinations, with an average 340 days of sunshine every year, Cyprus is fast becoming one of the hottest places in which to invest in property, with the ancient city of Larnaca and the southeast coast of the island leading the charge.

Larnaca is one of the oldest cities in the world, founded more than 2,000 years ago. The graceful majestic palms that line the waterfront promenade serve as a reminder of the 17th century when it was the diplomatic and trading capital of Cyprus. Its ancient fort and historic centre enhance its distinctly antique flavour. The city is relaxed and has an extremely laid-back atmosphere and is well loved for its easy going attitude and the friendly local people.

Attractions
Besides a fabulous climate, the warm clear waters of the Mediterranean and a staggering cultural and architectural heritage, the southern Cypriot coast offers a whole lot more. Heading away from Larnaca, the Troodos Mountains offer welcome respite to anyone suffering from an overdose of beach life. Travel inland just a little and Cyprus’s palette changes from the thirsty ochres of the coast to a lush green mosaic that cloaks the mountains. Travel through the dramatic scenery, with peaks rising to more than 6,000ft, and you are taken back in time to an older Cyprus, a world away from the cosmopolitan coast. Walking trails weave their way through the woods and forests taking in half- forgotten villages, glorious Byzantine churches and remote monasteries. And if you’re in Cyprus between New Year and March, it’s also possible to go skiing. Mount Olympus has 7 runs, so it’s possible to enjoy an afternoon on the piste before heading back down to the coast for some lively apres-ski.

Buying in Cyprus
Compared to many countries, the logistics of buying property in Cyprus for foreign nationals are relatively simple. Property ownership taxes are low, on average £75-£150 per year, depending on the value of the property. Capital gains tax is 20%, however the first £11,750 is exempt. There is no Inheritance tax and contrary to the risks inherent in the purchase of property in some other countries, Cyprus has never been involved in the nationalisation of any sector of the economy, nor in the expropriation of property owned by foreigners. This makes it a safe and secure country in which to invest your hard-earned cash. A further thing to bear in mind is the reciprocal social security agreement the UK has with Cyprus. Not only would those retiring there benefit from the glorious climate, and the lower cost of living, they would also take advantage of the lower rates of income tax, which are currently far more generous than in the UK.
Growth

The property market in Cyprus has experienced a boom in recent years and this is set to continue as the country realises the fruits of joining the EU. Prices are forecast to rise considerably in the next few years and even conservative estimates are predicting increases of at least 50% by 2008. Cyprus is, after all, only a small island and with the current high demand for property, empty land is vanishing fast, especially in prime locations on, or near, the coast. Accession to the EU has also seen the lifting of restrictions on foreigners owning property and this is forecast to lead to an increase in demand by 50%-100%, thus generating increases in both sale and rental values.

After Spain and France, Cyprus is the most popular destination for Brits looking to buy property abroad, and it’s not hard to see why. Property here offers great value-for-money and gross rental yields in Cyprus currently stand at 7%-10%, making it attractive as both a buy-to-sell and buy-to-let destination. Its position at the crossroads of 3 continents, Europe, Asia and Africa (it’s as near to Moscow and Bahrain as it is to London and Paris), will ensure a steady stream of both visitors and investors alike, all attracted by the rich and diverse cultural influences that make Cyprus what it is today.
Now is the ideal time to invest in property in Cyprus and in Larnaca in particular, which offers significant investment opportunities in both the short, medium and long term.

And If That’s Not Enough …
· The relatively low cost of living in Cyprus offers a full but comparatively inexpensive lifestyle.
· Cyprus enjoys a remarkably low crime rate, 1/10 of the European average.
· There is a good education system with both junior and secondary schools of a high standard catering for English speaking pupils.
· Cypriot banking practice closely follows the British system.
· Cyprus’s telecommunications are among the best in the world and have helped establish the island as an important offshore business centre.
· Greek is the national language, however English is widely spoken and understood almost everywhere.
· And they even drive on the left.
Since its accession to the EU last year, Cyprus is no longer just another tourist destination offering sandy beaches and warm sunshine. With freedom of movement for EU nationals it’s fast becoming a desirable live, work, investment and retirement option for people from all over Europe.

Grab A Piece Of The Action
Larnaca is rapidly gaining popularity as a holiday destination and is seeing considerable interest from the overseas property purchaser, seeking a sound investment opportunity. With the prices of property and plots of land increasing rapidly, any interested parties will need to get in quick.

One effortless and easy way to stake your claim would be to purchase an apartment in the fabulous new ‘Majestic Gardens’ development, currently being offered by Xaviar International. Situated on the outskirts of the pretty little village of Tersefanou, just a few miles south of Larnaca, the developers could not have picked a better location. With spectacular views of both the Mediterranean and the Troodos mountains and within walking distance of their own soon-to-be-constructed 5-star golf resort, this development will be perfect as a retreat for those seeking privacy, relaxation and the warmth of the Mediterranean sun.
The complex consists of five 2-storey blocks boasting a selection of spacious 1-bed and 2-bed apartments, penthouses, a communal swimming pool and tennis courts. They are designed to high specifications and offer excellent capital growth and rental opportunities. Buyers will also benefit from an instant 15% equity, as there is no VAT to pay.

Both internally and externally the apartments will be finished to the highest standards. Not only that, but clients will have the opportunity to put their own mark on their property. The developers are welcoming client input and offering to decorate according to the client’s colour preference. In the living area, bedrooms, bathroom and kitchen, high quality tiles will be used and clients will be able to choose from a large selection of colours, finishes and designs. Buyers will also have the same choice when it comes to the woodwork in the apartments. Optional upgrades, such as central satellite system provision, alarm system, bathroom upgrades and a central audio system, will also be available on all properties.

A full property management service will be provided that includes:
· Property maintenance
· Property rentals
· Gardening and Landscaping
· Pool maintenance
· Cleaning service
· Welcome pack service
Construction And Payment Schedule
· Reservation deposit of CYP 2,000 (£2,350), which will be deducted from the payment of 30% at Stage 2.
· Payment of 30% is required at the signing of contracts.
· Payment of 20% is required upon completion of skeleton stage.
· Payment of 20% is required upon completion of brickwork.
· Payment of 20% is required upon completion of flooring.
· Final payment of 10% upon full completion and delivery. This is estimated to be December 2006.

All-in-all southern Cyprus is a tremendous place to invest and with Xaviar Development’s 15% instant equity, you’re already ahead of the game.

Further Research: For further details about this development, contact Zafar Mirza, quoting code “JP012”, at Xaviar International Ltd, 29th Floor, One Canada Square, Canary Wharf, London E14 5DY. The Positive Club

“It’s a bandit, a robber, a burglar - a crook!”

Of all the mental disciplines that will propel anyone over to the success side of the game – perhaps the art (and science) of ‘getting things done’ must rank in the top 3 – at least!

Today’s idea is just so darned useful that I want it to stick to your brain like congealed egg yolk cemented to a cold breakfast plate!

‘ Procrastination is the thief of time’ shouts the well worn expression.

And – Yes!

It’s true – just so true.

In fact; not just a thief of time, but a bandit, a robber, a burglar, a crook – a sneaky stealer of success!

So why? Oh why? Do so many people suffer from this habitual and insidious dis-ease?

Do they lack discipline?
No – they get up every morning.

Do they lack focus?
No – they do get some great stuff done.

Do they lack skills?
No – otherwise they wouldn’t be surviving at all!

Or could it be – that they lack certain pieces of knowledge that could instantly eradicate the problem – forever!

Ah ha!

Well here they are:

The secret keys that unlock the door labelled ‘Procrastination’.

Well – I say unlock the door – in my experience they don’t just unlock the door – they instantly crumple it off its hinges.

Key #1

Successful people do procrastinate…

What!!

Yes – in the 92 interviews I’ve enjoyed with successfuls from all walks of living – I didn’t find a single one who wasn’t ruthless about avoiding the stuff they didn’t feel was of the highest priority.

Yes - they had do lists as long as a basketball player’s arms – BUT – if that job, that task that activity wasn’t up there hovering over the hoop – it got dumped!

Key #2

They have a ‘system’ to put the tasks in priority order.

Sounds so simple doesn’t it – and it should - because it is!

Here’s my version:

The Carpet Fitter’s Technique

It’s robbed from the expression:

“ Measure it twice and cut it once because it saves you cutting it twice if you only measure it once”

Might be worth reading that just a couple of times – cos that’s the congealed egg!

Ok how?

Do a list of the activities to be done.

Might be ALL the tasks of the day, the week, the month, the year, the decade – life!

OR

The steps to achieve a certain outcome – it matters not which.

Once you’ve written the list – prioritise it – on the RIGHT HAND edge of the paper.

Fold that ‘edge’ under – so you can’t peek at it.

Prioritise again – with no thought of the first time.

Unfold the edge and compare the two lists – and then…

Prioritise for the 3rd time using the thoughts you’ll think by the first two lists.

That’s it!

Simple – yes
Easy – yes
Quickish – yes; although it does take a couple of moments of irreplaceable time
Works like a starving man on piecework - yes

Now you’ll know what to do and more thinkingly in which order they have to done.

Key #3

Take action!

Nothing more to be said about that is there?

Well – I better get on and re-prioritise the rest of the actions on my two lists for today - my Do List and my Don’t List – now that I’ve completed item #1.
